Treasure Valley home values rebounded from seasonal lows as home availability picked up to meet consumer demand, creating a balanced boost to our local housing market.
Strong Buyer Demand for Existing Homes
The average days on the market to secure an accepted offer is down 35% in Ada County (20 days) and 32% in Canyon County (33 days).
Buyers Have More Options
Housing inventory is up 46.9% in Canyon County and 16.1% in Ada County, providing more new and existing home options for active buyers.
Stubborn Interest Rates
Inflation remains sticky, as active home buyers' interest rates hover around 7%. When will rates drop? That's the million-dollar question! Fed rate cuts haven’t happened yet, as a premature rate cut could retrigger inflationary pressures. As such, trying to time a home purchase around a “Fed rate cut” may be futile; it would be more prudent to focus on finding the right home with good terms.

Locked Into a Low Rate
We’ve all heard so much about homeowners who want to move but feel locked into their low mortgage rates. And we know it can be hard to think about buying a new home at 7% when your rate is 5% or less. But now rates are finally coming down and are projected to keep doing so.
Sell High & Buy Low
Waiting to time the market can backfire since home prices are still going up, and inventory is still tight. We anticipate our local housing market to be more competitive for buyers and sellers further into the year.
Time to LOVE Your Home
It may be time to ask yourself — ‘Am I in a home I really love? Does it suit my family’s purposes anymore? “82% of homeowners LOVE their interest rate, but not their HOME.” If that’s you as well, let’s talk about your choices & opportunities in today’s market.
