Treasure Valley Housing Market Rebounds

Treasure Valley home values rebounded from seasonal lows as home availability picked up to meet consumer demand, creating a balanced boost to our local housing market.

Factors Driving Our Local Housing Market

Strong Buyer Demand for Existing Homes
The average days on the market to secure an accepted offer is down 35% in Ada County (20 days) and 32% in Canyon County (33 days). 


Buyers Have More Options
Housing inventory is up 46.9% in Canyon County and 16.1% in Ada County, providing more new and existing home options for active buyers. 


Stubborn Interest Rates
Inflation remains sticky, as active home buyers' interest rates hover around 7%. When will rates drop? That's the million-dollar question! Fed rate cuts haven’t happened yet, as a premature rate cut could retrigger inflationary pressures. As such, trying to time a home purchase around a “Fed rate cut” may be futile; it would be more prudent to focus on finding the right home with good terms.
