Treasure Valley home values show resilience as the supply of homes for sale reach pre-pandemic levels, creating a more balanced market for buyers to negotiate. Additionally, mortgage rates are beginning to show signs of a gradual decline.
Steady Days On Market & Home Values
The average days on the market to secure an accepted offer balanced out to 39 days in Ada County and 41 days in Canyon County, providing pressure on home values and leading to modest gains in the median home sale prices.
Buyers Leverage Increased Inventory Levels
In Canyon County, inventory is up 12.3% year-over-year, while Ada County has seen a 28% increase. This increase in available homes for sale has provided buyers more options and leverage to negotiate on price and request seller-paid closing cost concessions.
Fluctuating Interest Rates
After a period of elevated rates in 2023 and early 2024, the average 30-year fixed mortgage rate has seen a gradual decline. As of mid-August 2025, rates have fallen to their lowest levels in nearly a year.
